Featured Project: Civano
Description
Civano is a 1,140-acre new sustainable master-planned community located
at Houghton and Irvington Roads. It will have 2,600 homes, one million
square feet of commercial and industrial space, school facilities, and
several hundred acres of open space. Civano's developers agreed to meet
aggressive resource conservation standards in exchange for financial assistance
from the city.
Key Features
- 50% reduction in energy use and many solar installations
- 54% reduction in use of potable water and 30% reduction in solid waste
- 40% reduction in auto pollution through compact scale and mixed uses
- Creation of one job for every two homes and 20% affordable housing
Partners
Civano grew from a grass-roots community vision. Hundreds of individuals
and organizations have contributed to its development, including:
- Arizona Department of Commerce Energy Office
- Civano Development Company
- Tucson-Pima County Metropolitan Energy Commission
- Fannie Mae American Communities Fund
Impact
Civano is the largest sustainable development under construction in the
United States and saves the city money by reducing demand for roads, landfills,

Hull have cited Civano as an important model for new development that
balances environmental, social, and economic concerns.
