• State Trust Land (~ 481.95 acres). This land is currently vacant. This piece was part of a package of State land that the City was given permission to annex. The City is working with the Arizona State Land Department to develop a conceptual land use plan for this land. It is anticipated that this land will be developed in the future for residential, commercial, and industrial uses.
• Valencia Reserve Residential Development (147 acres). Meritage Homes owns 79 acres and US Homes/Lennar owns 68 acres. A total of 641 homes are planned for this community.
An important benefit to the residents is the new City Fire station that will be constructed in 2007 located directly across from the entrance to the Meritage/Lennar subdivision on the western side of Alvernon Way.
To determine the interest that current residents have in annexation, City staff held a public meeting in late September 2005. The residents reacted positively to the idea of annexation, mostly because of their desire to be served by Tucson Fire and Police and to receive City trash and recycling service.
• Detention Basin (39.64 acres)*. Near the corner of Valencia and Alvernon Way. The entire area is being leased to Pima County by the Arizona State Land Department. The 15.18 acres is owned by Pima County, having been purchased in December, 1993. The lease is for constructing, operating and maintaining a road, drainage, and utilities.
* Note: The 24.46 acres still owned by State Trust Land is included in the 481.95 acres specified for State Trust Land above.
• Right-of-Way (44 acres). The City will assume responsibility and ownership for the roads bounding the district (see map).
