The City of Tucson will receive $8.26 million from the sale of 173 acres of land in the Houghton Road Corridor. The land is part of the greater 320-acre Civano parcel which fronts the west side of Houghton Road between Irvington and Valencia roads.
Mattamy Homes, which entered the Tucson market in 2014, intends to develop the property as a residential master planned community centered on active and healthy lifestyles to complement the surrounding amenities, including a popular system of mountain bike trails. Collectively known as Fantasy Island Trails Park, the trails extend across the Civano parcel and adjacent State Trust land. The City has set aside 106 acres of the original Civano parcel as open space to preserve a significant portion of the trails. In addition to preserving that area, 40 acres at the southwest corner of the Civano parcel will be used by Tucson Water for a groundwater recharge facility and a small well site. Areas within the Tucson Water property will also be set aside for public recreation, including mountain biking.
