Draft Jefferson Park Neighborhood Design Manual 

 

 

The development of the Jefferson Park Neighborhood Design Manual is scheduled to begin in October.

On June 10, 2008, the City of Tucson’s Mayor and Council adopted the Neighborhood Preservation Zone (NPZ) Overlay District. The purpose of the NPZ is to preserve, protect, and enhance the unique character and historical resources of established city neighborhoods. To accomplish this, the NPZ allows the creation and establishment of a neighborhood-specific design manual that contains architectural and design requirements and guidelines for each NPZ district. Once an NPZ district is established, new development and significant additions to existing structures within residential zoning districts must be compatible with the neighborhood character overall and nearby contributing properties to the historic district.

The Mayor and Council initiated the Feldman’s and Jefferson Park Neighborhoods as the first two pilot neighborhoods to develop neighborhood design manuals.

City staff will assist the Jefferson Park Neighborhood in developing their design manual. Upon completion of a draft design manual, staff will process a rezoning of the neighborhood to be included in the NPZ and to implement the requirements and guidelines of the manual.

JEFFERSON PARK DESIGN MANUAL COMMITTEE

ESTIMATED TIMELINE

Development of the Jefferson Park Neighborhood Design Manual and rezoning procedure to implement the manual is estimated to take approximately 12 months. The following timeline provides the anticipated schedule of activities, which may be subject to change.

Orientation Meeting

December 2009 – November  2010

Developing the Neighborhood Design Manual

January 2010

Rezoning initiated; neighborhood meeting to discuss draft design manual and rezoning

February 2010 - April 2010 Public hearing at Zoning Examiner and final consideration of rezoning by the Mayor and Council
