Planning and Development Services Department (PDSD) is currently working on updates to the City of Tucson's Downtown Infill Incentive District, or IID, a zoning option for downtown. This zoning option is a valuable tool to promote infill development and has helped bring over 1,000 new housing units as well as new jobs and businesses downtown and along the streetcar route. Potential updates to the IID would make it easier to use the overlay to build housing and create an incentive for affordable housing.
We hope you’ll join a virtual or in-person public meeting to learn about and provide feedback on potential updates to the IID.

On February 8, 2022, PDSD was directed by Mayor & Council (materials from that meeting may be located here) to begin a public engagement process to update the IID regulations before the sunset date of January 31, 2023. This process includes a series of stakeholder meetings, and wider public review, before being presented to Planning Commission and Mayor & Council later this year.
