The arrival of the Modern Streetcar and increasing investment in Tucson’s Downtown Core have sparked demand for mixed-use infill development that supports commercial and residential uses and enlivens our existing urban fabric.

The Infill Incentive District (IID) Overlay was created to provide development incentives and catalyze investment in key locations throughout downtown. The City of Tucson has maximized the opportunity for development and adaptive re-use of buildings in the IID boundary by offering relief of specific development regulations in exchange for exemplary design.

One West Broadway is the first development to take advantage of the IID Overlay. One West Broadway is located in the heart of the Downtown Core at the southwest corner of Stone Avenue and Broadway Boulevard. The currently under construction development will support 5000 square feet of retail at the street level with 40-multifamily residential units above.

Miramonte at Glenn is a unique new community that utilized the Flexible Lot Development (FLD) subdivision option. FLD is a subdivision option used by approximately 85% of all subdivision submittals. It is popular because it does not require a minimum lot size and allows reductions to Building Code perimeter yard requirements.

Miramonte at Glenn is centrally located at Glenn Street between Euclid and Mountain Avenue minutes from the University of Arizona, Mountain Avenue Bicycle Path and numerous shopping and natural amenities. The subdivision consists of 34 lots with two story homes sized between 1,786 and 1,975 square feet.
